4-Point vs. Wind Mitigation Inspection: What Florida Homeowners Need to Know

If you own or are buying a home in Florida, there is a good chance your insurance company will ask for a 4-point inspection, a wind mitigation inspection, or both. They are often scheduled together, but they serve very different purposes. Here is what every Central Florida homeowner should know.

What Is a 4-Point Inspection?

A 4-point inspection documents the age and condition of the four systems insurers consider the biggest risks: the roof, electrical system, plumbing and HVAC. Carriers use it to decide whether they will write or renew a policy, especially on homes that are around 25 years or older.

The inspector records materials, approximate ages and visible condition, and supplies photos of each system on the form your carrier expects. Items such as older electrical panels, polybutylene plumbing or a roof near the end of its life can affect your eligibility.

What Is a Wind Mitigation Inspection?

A wind mitigation inspection documents construction features that help your home resist high winds. It is completed on Florida’s official Uniform Mitigation Verification Inspection Form (OIR-B1-1802). Insurers are required to offer discounts for qualifying features, so this report is all about saving money.

Key items include:

  • Roof covering type and installation date
  • Roof deck attachment
  • Roof-to-wall connections (toe nails, clips, single or double wraps)
  • Roof geometry, such as hip versus gable
  • Secondary water resistance
  • Opening protection, including impact windows, doors and shutters

The Key Differences

  • Purpose: A 4-point helps you qualify for coverage. Wind mitigation helps you lower your premium.
  • Who needs it: 4-points are typically required for older homes. Wind mitigation benefits nearly every Florida homeowner.
  • How long it lasts: Wind mitigation reports are generally valid for up to five years. 4-point acceptance periods vary by carrier.

Should You Get Both?

For many homeowners the answer is yes. Scheduling both during a single visit saves time and gives your insurance agent everything they need at once. If you have recently replaced your roof or added impact windows, an updated wind mitigation report may unlock additional savings.
